		<description>I enjoyed your article on the 1031 exchange vs. the DST. I totally agree that if one wants to pass real estate most tax efficiently the 1031 exchange is the way to go. Each case is so totally different, there is a place for the DST, the Self Directed Installment Sale, the CRT, the Charitable Installment Bargain Sale, ect. Sometimes people are selling other assets such as businesses, collections, private stock, where a 1031 is not an option. Some people want out of real estate and have decided they are selling no matter what. The most important thing, I believe, is that people should be educated with all options avaiable, given the pros and cons of each, and be allowed to make the best decision for their own unique situation. Sometimes a combination of more than one option makes the most sense. I wish more attorneys and CPAs would make an effort to educate themselves on these options and the differences.</description>
